What does REO mean anyway? How is this different from the typical buying process?
When considering a REO property - as with all properties - it is important to be well
informed so you're well aware of the process from the first handshake through the closing.
How to Buy a Bank-Owned Property or REO (Real Estate Owned)
An REO (Real Estate Owned) is a property that goes back to the mortgage company after an unsuccessful foreclosure auction. You see, most foreclosure auctions do not even result in bids. After all, if there was enough equity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank. That is why the property ends up at a foreclosure or trustee sale.
What ARE "REO" Properties?
When a foreclosure auction ends without selling the auctioned property, the title reverts back to the financial institution holding the lien. Properties in this category are referred to as "REO" (Real Estate Owned) properties.
Investors can gain a significant advantage if they are knowledgeable, but there are certain things to keep in mind with these transactions, in order to be successful.
Freddie Mac, Fannie Mae and HUD have websites with their foreclosure properties listed.
The Small Business Administration (SBA), Federal Deposit Insurance Cooperation (FDIC) and Internal Revenue Service (IRS) also have properties for sale. Please see the Internal Revenue Sales List on this web site.

This merchandise comes from drug busts, property seized at the border, etc. They also have a free email mailing list you can request to be on that will notify you of these auctions. I have seen auctions offering a Lamborghini, Ashton Martins, a Bentley, and some old collector cars. They have some fine merchandise in some of these auctions.
